Zoning Code
For all zoning districts, please see Chapter 23 of the City’s Municipal Code which details what types of businesses/structures may be built within a specified zoning district.

Zoning Map
The Department of Development Services is responsible for updating the City’s Land Use Map and Zoning Map. The Land Use Map shows what types of land uses are allowed within an area. For example, the land use designations typically are: Residential, Commercial, Industrial and Open Space, with varying degrees of each type (for example, low density residential or high density residential).

Old Town Revitalization Plan Development Standards
The following provides detailed regulations for development of land uses within Old Town Placentia. The purpose of these standards is to facilitate the enhancement of the City’s historic core, characterized by its small-scaled village atmosphere, shopfront architecture, mix of uses and inviting streetscapes.

Transit Oriented Development Packing House District
The following provides detailed regulations for development of land uses within the Transit Oriented Development Packing House District (TOD Packing House District or "District"). The purpose of the TOD Packing House District is to encourage an appropriate mixture and density of activity around the Metrolink station to increase ridership and promote alternative modes of transportation to the automobile. The consequent intent is to decrease auto-dependency, and mitigate the effects of congestion and pollution. The development standards seek to achieve this by providing a pedestrian, bicycle, and transit-supportive environment configured in a compact pattern and a complementary mix of land uses all within a comfortable walking distance of the station.

H Overlay Zone
In this zone all of the C-2 standards apply, but in the H overlay one may build up to 65 ft instead of 35 ft. See the following link for the H overlay zone ordinance and development Standards.
